The Challenge

Situated in a conservation area, the property required replacement timber sash windows that would preserve original sightlines, timber sections and glazing proportions. The existing original windows were draughty, inefficient, and had noticeable heat loss. The homeowners also wanted improved security without introducing visibly modern hardware or bulky timber sectional sizes. Any change had to blend seamlessly with neighbouring façades while coordinating with the new rear extension.

Our Approach

Detailed Survey

Following a detailed survey, our team produced bespoke heritage-style timber sash windows that replicate the originals in proportion and detailing, including period-correct sash horns and slim meeting rails.

Conservation

To meet conservation constraints while achieving modern performance, we specified slimline double-glazed units at 14 mm and 16 mm (rather than standard 24 mm double glazing). This specialist specification maintains the fine, traditional sightlines associated with single glazing, whilst allowing better thermal performance.

Preserving Authenticity

Externally, the units were puttied and finished with structural glazing bars to deliver an authentic period appearance and construction. All joinery was manufactured from sustainably sourced timber.

Seamlessly Aligned

The scope also included a bathroom casement window and a utility door designed to match the architectural language of the extension.

Glazing & Frame Specification

The slimline units provide a balanced combination of thermal efficiency, acoustic reduction and safety. Lamination improves impact resistance and sound attenuation, which is valuable on Richmond’s busier residential streets. Crucially, the slimmer build-ups allow the frames to be as close to their original depth and narrow profiles, ensuring compliance with conservation requirements whilst significantly improving performance over single glazing.

All frames were painted in a durable, microporous paint finish to protect against moisture ingress and UV exposure, reduce the paint from losing adhesion with the timber and flaking off over time, ensuring a long service life with straightforward maintenance.

Installation was completed over 11 days by a four-person crew. Works were sequenced to minimise disruption and maintain security throughout the programme. Each sash window produced operates with traditional weights and cords, whilst including discreet draught-proofing integrated into the frame. Final detailing—ovolo moulding internally, putty lines and colour matching was achieved for a uniform, period-correct finish across the entire property.

Security upgrades were integrated without visual compromise. Each sash was supplied with dual fitch fasteners as standard, and the new rear door was fitted with a multipoint locking system, replacing the original mortice lock.

The Results

Post-installation, the homeowners reported warmer rooms with no draughts, quieter interiors and a notable improvement in security. Externally, the house blends in alongside the otherVictorian townhouses along the same street, with slim glazing bars and authentic putty lines that sit comfortably within the strict conservation requirements. Internally, the smooth operation of the cord-and-weight balances, combined with modern draught-proofing, delivers everyday practicality with heritage aesthetics.

WHY CHOOSE TIMBER SASH WINDOWS for Richmond Homes

Our approach respects original architecture, supports local planning requirements and delivers lasting performance.

LOCAL IMPACT Client Response

The scheme demonstrates how heritage-grade timber sash windows—correctly specified with 14 mm and 16 mm slimline units (rather than standard 24 mm), can achieve conservation compliance while materially improving comfort and efficiency. The finished result integrates seamlessly with the single-storey rear extension, providing a coherent architectural narrative from front elevation to garden.

Common Homeowner Questions

How long does a typical timber sash window replacement take?

For a full townhouse like this, installation typically takes one to two weeks depending on access, quantity and finishing requirements.

Are slimline glazing units guaranteed?

Yes. Our slimline double-glazed units carry a 5-year guarantee against failure.

Can you work on listed or conservation properties?

Yes. We regularly design to meet conservation guidelines and can provide clients drawings/specifications to support approvals.

Do timber sash windows require a lot of maintenance?

No. Factory-applied microporous coatings protect the timber; with light cleaning and periodic re-coating, windows can last for decades.
